• With housing costs being at an anxiety-inducing high, it is no shocker that more and more homebuyers are turning their focus towards strata complexes. Of course, this is an obvious fact, with the evidence of copious condo buildings popping up in almost every corner one can fit, yet how can you as a homebuyer know which one is actually quality out of such a vast sea of options? Growing up having a father as a condo developer, the characteristics that create a quality building were engrained into my mind at a youthful age and have stuck with me ever since. So then, what are some of the key criteria you should consider when seeking out a condo that is perfect for you? It may help you in your hunt to consider the following:

    1. Location - Truly the most vital criteria to consider when seeking a quality condo is the location. Do not settle for a part of the city that you consider just “okay.” Walkability is an important consideration, as well as safety of the surrounding area. Also consider proximity to busy potentially noise-inducing buildings such as hospitals, fire stations, schools (you may want to be close to one if you have a child, but not too close), bars, and the like. It can be handy to keep a wishlist of what is important to you in regards to location and what are your absolute right-offs as this can greatly help guide your condo search.

    2. Materials - A second key to finding the perfect condo is taking a close look at the materials used in its construction. Yes, the aesthetic does still matter, yet what has the building (both exterior and interior) been made with? Of primary importance is to look at the quality of cabinetry, floors, and countertops. These are things that you will “use” on a daily basis, and therefore you want them to be sturdy (I vividly remember my dad literally trying to shake counters and islands to test their durability, but maybe don’t try that as it could end poorly). As an aside here, newer construction (although seemingly sexy) is not always crafted with the most quality care. Considering a complex that has tested the time (of a few) years can be a benefit when looking for quality. The earlier 2000s/2010s constructed some quality buildings (of course depending on the area and the point below).

    3. Developers - The third criteria to consider is highly connected to the above point. Research the builders of the condo developments you are interested in. What do others say about the work these developers have produced? You may even know someone who already lives in one of the developer’s condos and they can give you their thoughts on the quality of the construction. When in doubt, ask your realtor if they know about certain developers who produce quality buildings as us realtors do hold knowledge which can help immensely in you finding the perfect home.

    4. Amenities - Last but not least, it is vital to consider the amenities of a condo complex. Similar to location, have a wishlist of what are musts for you to have in the building you buy in. Maybe a gym is important to you, or an attached cafe, meeting room, extra storage, underground parking… The list goes on, so ensure you create your own!
